About the Network

How a group of Central Valley real estate investors built the region's most active REI community.

Our Story

The Stockton REI Network started in 2020 with a simple idea: bring together real estate investors in the Central Valley who were tired of generic, one-size-fits-all investing advice. The Bay Area dominates California real estate conversations, but the Central Valley — with its affordability, cap rates, and growth potential — is where smart investors are actually building wealth.

What began as a handful of landlords meeting at a coffee shop has grown into a community of 287+ members across Stockton, Sacramento, Tracy, Modesto, Manteca, Lodi, Lathrop, and Galt. We've hosted 37 events, maintained a 4.9-star rating, and most importantly, helped our members close real deals, find reliable contractors, and navigate California's complex landlord-tenant laws.

This isn't a guru pitch. There's no $997 course at the end. We're a community of active investors who learn from each other — over coffee, at quarterly meetups, and through the relationships we build along the way.

Why Stockton

The Central Valley Opportunity

Here's why experienced investors are paying attention to our market.

Affordability vs. the Bay Area

Median home prices in Stockton are a fraction of San Francisco and San Jose. That means higher cash-on-cash returns and lower barriers to entry for new investors.

Strong Rental Demand

Workers priced out of the Bay Area are moving to the Central Valley, driving consistent rental demand in Stockton, Tracy, Manteca, and Lathrop.

Attractive Cap Rates

Multifamily properties in San Joaquin County regularly trade at 6-8% cap rates — well above coastal California markets.

Infrastructure Growth

ACE Rail expansion, highway improvements, and new commercial development are driving long-term appreciation across the region.
